Kitchen Designer or Design-Build? How to Choose for Your Vancouver Kitchen

Table of Contents

Most Vancouver kitchens are planned one of two ways. You hire a kitchen designer, get drawings, and then take them to contractors for prices. Or you hire a design-build firm, where one team designs the kitchen, prices it and builds it. Both routes can produce a beautiful kitchen. They differ in who is responsible for what, when you learn the real construction price, and who sorts it out when the design and the build don’t line up. If you want to see how QUAY handles the design side, our kitchen design services page sets out what we plan and what you receive.

Quick answer. Choose an independent designer when you want design advice on its own, already work with a designer you trust, or plan to put the drawings out to several contractors. Choose design-build when you want one contract, a price that is shaped alongside the design rather than tested against it at the end, and one team accountable from layout to final walkthrough.

Who does what on each route

With an independent kitchen designer, the designer works with you on layout, cabinetry, materials and finishes and produces the drawings. You then take those drawings to contractors for quotes, choose one, and the contractor builds the kitchen. Depending on the project, cabinets and countertops may come from separate suppliers that you or the contractor coordinate.

With design-build, one company handles both halves. At QUAY, one team designs, prices and builds your kitchen, so you work with a single accountable contractor instead of managing a cabinet shop, a countertop fabricator and separate trades yourself. Layout, cabinetry, appliance specifications, lighting and material selections are coordinated before work begins, and we provide visual layouts so you can see the result before construction starts.

How pricing works on each route

The biggest practical difference is when you find out what the kitchen will cost to build. On the designer route, design is its own engagement, and the construction price arrives only once contractors have priced the finished drawings. If those prices land above your budget, the design goes back for changes and the schedule moves with it.

On the design-build route, design and budget are worked out together. A QUAY kitchen starts with a design and planning consultation that reviews your goals, layout, budget and building constraints and identifies what is realistically achievable in your space. You then receive a fixed-price proposal with the scope, allowances and exclusions before construction, and any change is priced and approved in writing before the work happens.

Either way, the kitchen itself drives the number. Complete Vancouver kitchens commonly fall within a $40,000 to $80,000+ planning range, and larger, premium and highly customized kitchens can exceed $100,000. Our kitchen renovation cost guide explains what moves a kitchen up or down that range.

Who is responsible when something doesn’t fit

A kitchen is a puzzle of fixed dimensions: appliance specifications, cabinet sizes, plumbing and electrical locations and countertop templates all have to agree. The cost guide lists the decisions that most often add cost, and several of them are coordination problems:

  • starting construction before the design is fully resolved
  • selecting appliances after cabinetry is already ordered
  • comparing contractor estimates with different inclusions
  • treating each trade as an isolated scope instead of one coordinated project

When design and construction sit with different firms, it can take time to settle which side owns a problem. With design-build, the team that drew the detail is the team that builds it, so there is one place for the question to go.

When an independent designer makes sense

  • You want design help only, perhaps to plan now and build later.
  • You already work with a designer or architect, for example on a larger whole-home project, and want the kitchen to follow their drawings.
  • You want to put the same drawings out to several contractors and compare prices.

If you go this way, make sure every contractor prices the same scope. The cost guide’s advice is to compare proposals by scope rather than price alone.

When design-build makes sense

  • You want one contract and one point of contact from the first visit to the final walkthrough.
  • You want the design shaped around a budget from the start.
  • Your kitchen is in a condo or strata building, where strata requirements, work-hour restrictions and elevator bookings need to be planned with the build. QUAY prepares strata renovation requests for condos and coordinates municipal permits when the scope needs them; our kitchen permits page explains when a permit applies.
  • Time on site matters. Most standard QUAY kitchens take about 15 working days on site, and that clock starts once the design, materials and cabinets are ready, which is easier to line up when one team controls all three.

A real example: a custom kitchen in Shaughnessy

This Shaughnessy kitchen shows what design-build looks like on a fully custom project. The original room had honey oak cabinets, a speckled countertop, an oak island and a built-in desk with wine-rack cabinets above it. The owners wanted a bright, fully custom kitchen in its place, plus a dry bar and a dining table designed to match. QUAY designed and built:

  • fully custom white shaker cabinetry, with glass-front uppers by the window and a tall wall of storage for the ovens and microwave
  • quartz with soft grey veining across the counters, the backsplash and a large new island
  • a professional-style gas rangetop in the island, under a stainless island hood set into a new ceiling bulkhead
  • a quartz-lined dry bar with floating shelves, wine cubbies and a beverage fridge in the old desk niche
  • a custom waterfall dining table to match, with a new pendant light

The kitchen kept its footprint and its tile floor. The full project came in at $70,000 to $80,000 and took 3 weeks on site. On a split route, the cabinetry, the hood and bulkhead, the quartz work and the dining table could involve a designer, a cabinet shop, a fabricator and a contractor. Here one QUAY team designed, managed and built all of it. See the Shaughnessy project for the before and after photos.

Questions to ask before you choose

  • Who produces the drawings, and are they detailed enough to price and build from?
  • When will I see a construction price, and is it fixed?
  • What are the allowances and exclusions?
  • How are changes priced and approved?
  • Who coordinates the cabinets, countertops, appliances and trades?
  • Who handles strata paperwork and permits?
  • What warranty covers the finished work?

For layout choices, our kitchen layouts guide compares the common options, and our kitchen renovation timeline shows how planning, ordering and construction fit together. Every QUAY kitchen is backed by a 365-day workmanship warranty, and our kitchen renovation process sets out each step from the first visit to the final walkthrough.
