Project story
Two condo bathrooms on the edge of Gastown
This loft-style condo near Gastown was getting a full renovation, and both bathrooms were part of it. They still had the building's original finishes: maple vanities, green glass mosaic tile and chrome fixtures that no longer matched the rest of the home.
Working with designer Stae Interiors, QUAY rebuilt the master ensuite and the main bathroom with the same palette used through the rest of the condo: rift-cut white oak, white quartz, large-format tile and matte black fixtures. The result is calm, bright and easy to keep clean.
The ensuite came in at about $47,000 and the main bathroom at about $32,000, for about $79,000 across both rooms. The work was completed in 2021, alongside the kitchen renovation in the same condo.
What we did
- Full demolition of both bathrooms down to the studs
- Custom rift-cut white oak vanities with white quartz tops
- Two rebuilt walk-in showers with frameless glass
- New deep alcove soaker tub with a wall-mount tub filler
- Large-format wall and floor tile, with tile-insert drains
- Matte black faucets, shower systems and accessories
- New one-piece toilets and a backlit mirror
- Paint, trim and doors to match the rest of the condo
The master ensuite
White oak, a deep soaker tub and a glass shower
Ensuite budget: about $47K
The ensuite kept its layout: a double vanity, an alcove tub and a separate shower. Everything else changed. A floating double vanity in rift-cut white oak, with open shelves below the drawers, now carries a white quartz top. We reused the owners' existing undermount sinks, paired with single-hole matte black faucets.
The old tub was replaced with a deeper soaker tub sized to fit the alcove once the walls were opened up, with a matte black wall-mount filler and hand shower. A white oak ledge above it gives a place for towels and decor.
The shower has a matte black rain head and hand shower, frameless glass and large 24-by-24-inch white tile on the walls. Concrete-grey tile of the same size runs across the floor, with slim tile-insert drains in place of the old round drains. The toilet sits in its own small room off the ensuite.

The main bathroom
A walk-in shower with stacked brick-style tile
Main bathroom budget: about $32K
The main bathroom is the one guests use. We rebuilt the shower with long, slim brick-style tiles, mixing matte and gloss white and stacking them vertically so the walls catch the light. A square matte black rain head, a hand shower on a slide bar and frameless glass keep it simple.
A white oak vanity with deep drawers and a white quartz top replaced the old maple cabinet. Above it, a black-framed rectangular mirror with LED lighting on all four sides doubles as the main vanity light. A one-piece toilet, matte black accessories and concrete-grey floor tile finish the room.

FAQ
Condo bathroom questions
Common questions from Gastown and downtown condo owners planning a bathroom renovation.
How much does a condo bathroom renovation cost in Gastown?
In this Gastown condo, the master ensuite came in at about $47,000 and the main bathroom at about $32,000. Both were full renovations with custom white oak vanities, quartz tops, new showers with frameless glass and large-format tile. The ensuite also got a new soaker tub. Size, layout changes and finishes have the biggest effect on cost.
Can you renovate a condo bathroom without changing the layout?
Yes. Both bathrooms here kept their layouts, so the plumbing stayed in place. New vanities, tile, fixtures and glass still made them feel like new rooms, and keeping the layout usually makes strata approval simpler.
Can you reuse existing fixtures to save money?
Sometimes. In the ensuite we reused the owners' existing undermount sinks under the new quartz top. Sinks, tubs and glass can often be reused if they're in good shape and fit the new design.
Can you fit a deeper tub in a condo bathroom?
Often, yes. The tub alcove here was measured again once the drywall came off, so we could choose the largest soaker tub that fit. A deeper tub is one of the best upgrades in a condo ensuite.
What does a Gastown strata need before a bathroom renovation?
Most Vancouver stratas ask for a renovation request, proof of insurance and a WorkSafeBC clearance letter, and some want details on waterproofing and flooring. We prepare the application and work within the building's rules on hours and deliveries.
Is the work warrantied?
Yes. Every QUAY renovation is backed by a 365-day workmanship warranty.
