Planning Budgets

Restaurant renovation costs
in Vancouver (2026)

Construction planning ranges per square foot. Your fixed-price proposal replaces them once the scope is set.

Type of food service spaceCost per sq ftExample budget
Café, coffee shop or quick-service restaurant$180 to $2601,500 sq ft: about $270,000 to $390,000
Full-service restaurant$250 to $400+2,500 sq ft: about $625,000 to $1,000,000+

2026 planning ranges for restaurant construction in Vancouver, based on published local contractor pricing. They exclude design and engineering fees, permit fees, kitchen equipment, furniture, POS and AV, signage and GST.

Food service costs more per square foot than any other common commercial use because so much of the budget sits behind the walls and above the ceiling: kitchen exhaust and make-up air, a grease interceptor, floor drains and sinks, gas and electrical connections for equipment, and finishes that meet health requirements. A café that takes over a former café, with usable plumbing and exhaust, sits toward the low end. A full-service restaurant built into a shell with a new commercial kitchen, bar and washrooms sits toward the high end.

QUAY prices every restaurant from a site visit and your drawings or brief, and gives you a detailed fixed-price proposal with the scope, inclusions, exclusions and allowances. For other types of space, see our commercial renovation cost guide.

Schedules

Long-lead items

Inspections

Building and health inspections at the end

A restaurant or café renovation typically takes eight to twelve weeks of construction once permits are in place and materials are ordered. The range depends on how much of the kitchen is new, whether exhaust and grease systems already exist, and how much millwork the front of house needs.

Design, permitting and health plan review happen before construction, and the inspections needed to open happen at the end. Kitchen equipment, exhaust hoods, rooftop mechanical units and custom bar millwork often have the longest lead times, so QUAY orders them as soon as the design is approved and builds the schedule around your opening date.

Permits and Approvals

Restaurant renovation permits,
health approval and grease rules

Three sets of approvals shape a restaurant build. Plan for all of them from the start.

City permits. Restaurant renovations usually involve plumbing, gas, electrical and mechanical work that needs permits from the city, along with a business licence. Requirements depend on the building, the scope and whether the use of the unit is changing. See our commercial permits page.

Health approval. Vancouver Coastal Health's orientation for new food premises operators asks for plans drawn to scale, with at least three copies submitted, and for plans to be resubmitted if they change. Before opening, the operator calls an Environmental Health Officer to inspect the premises, with documents such as approved stamped floor plans, a food safety plan and a sanitation plan.

Grease interceptors. Metro Vancouver's Food Sector Grease Interceptor Bylaw 365 requires commercial kitchens that handle food and discharge grease to the sewer to install and maintain a correctly sized grease interceptor connected to all required fixtures.

QUAY builds to the approved drawings and coordinates the construction side of these approvals with your designer, kitchen consultant and landlord.

Food production spaces need much of the same plumbing. See how we fitted out the NutJar food production warehouse in Delta with a three-compartment sink, hand sinks, a mop sink and a grease trap under a plumbing permit.

Cafés and Coffee Shops

Café and coffee shop
build-outs in Vancouver

Small footprints, busy counters and a lot of equipment in a tight space.

A café build-out packs a lot into a small unit: an espresso bar and service counter, sinks and a dishwashing area, refrigeration, a small prep kitchen, seating and often a washroom, all arranged so staff can move quickly during the morning rush. Most of the cost sits in the counter millwork, plumbing, electrical for equipment, and finishes that hold up to constant cleaning.

Many cafés open in former retail units or take over an existing café. Before you sign, QUAY can walk the unit with you and check what is already there: drainage and water supply for the bar, electrical capacity for espresso machines and ovens, ventilation if you plan to cook, and room for a grease interceptor if one is needed. Those answers can change both your budget and your lease negotiation.

A café or coffee shop build-out typically falls in the $180 to $260 per square foot range for construction, with eight to twelve weeks on site once permits are in place. You get one point of contact and a detailed fixed-price proposal before construction starts.

New Locations

Restaurant construction for new
locations and second sites

From an empty unit to an open dining room, with one team accountable for the build.

Design and approvals

Layout, kitchen and bar planning coordinated through design-build, with permits and health plan review lined up early.

04

Opening

Equipment connections, inspections and handover planned around your opening date.

QUAY plans the construction around those dates, confirms the approval path early and orders long-lead equipment as soon as the design is approved. Business Continuity

Renovating a restaurant
while it stays open

Keep serving guests while the space is improved.

Closing a restaurant for a renovation means lost sales and staff hours, so many owners would rather keep serving. QUAY regularly builds while businesses stay open. For restaurants and cafés, we schedule noisy and dusty work after hours and on weekends, phase the work so the kitchen or part of the dining room stays in use, and set up the site with separation, protection and clear routes so staff and guests can keep using the space safely.

Some work, such as replacing a kitchen exhaust system or a grease interceptor, may need a short closure. When it does, we plan it with you in advance and keep it as short as the work allows. Front-of-house refreshes, new lighting, millwork and finishes can often be completed between services. You deal with one project manager throughout, who coordinates with your manager and building management.

Hospitality Environments

Construction planning adapted
to the restaurant concept.

Different hospitality concepts create different kitchen, service, seating, equipment, lighting and guest-experience requirements.

01

Full-Service Restaurants

02

Cafés and Coffee Shops

04

Quick-Service Restaurants

Ordering, food preparation, pickup, delivery, kitchen equipment and customer circulation planned around speed and volume.

05

Bakeries and Specialty Food Shops

Production areas, display counters, refrigeration, customer service zones and commercial equipment coordinated within one layout.

06

Restaurant Refreshes and Remodels

Targeted renovations may update dining rooms, washrooms, bars, finishes, lighting or layouts while retaining usable infrastructure.

A restaurant tenant improvement in Downtown Vancouver.

This Downtown Vancouver project shows what a full restaurant tenant improvement involves beyond the dining room finishes: custom millwork, architectural curves, commercial lighting and coordinated interior finishes, all planned around how guests and staff move through the space. The project page walks through the scope and the finished space in more detail. If you are planning a similar space, we can walk you through how a project like this is sequenced, from demolition and rough-in to millwork installation and final inspections. Service Areas

Restaurant renovations across
Vancouver and the North Shore

Street-front units and mixed-use buildings.

QUAY renovates restaurants and cafés across the City of Vancouver, from Downtown and Yaletown to neighbourhood high streets, and across the North Shore and Metro Vancouver. Restaurants in mixed-use and residential buildings often have extra rules for working hours, loading, noise and exhaust routing, and we plan around them before construction starts.

We help prepare the documents landlords and property managers ask for, such as insurance certificates and work schedules, so approvals don't slow the start of construction. Whether you are opening a first location or renovating an established restaurant, the process is the same: a site visit, a clear scope, a fixed-price proposal and one project manager from start to finish.
